Today, I received a call from a resident wanting to know about a letter placed on his door, after he read it to me, I went over and picked it up and thought it would be necessary to comment on it and provide the correct information… the letter is pasted below.



First of all, you need to know that this resident has placed his name in the race for one of the City Council seats.

Second, he references that the North West Corner of 2700 N. and 600 W. as being 'rezoned' from Commercial to 'High Density Residential'.   For the record, this is zoned Mixed Use East, which allowed High Density Residential, however, in about 2012/2013 the high density residential was removed from the Zoning Ordinance due to the request from a developer for over 200 apartments on the South East corner of 2700 N and 600 W.   This apartment issue was removed by the City Council at the time to avoid the apartments…   Therefore, Mr. Roberts, please get your facts straight.

Unfortunately, we did not realize the negative effect it would have on single family development in that Mixed Use East Zone that was a PERMITTED use.

As mentioned in the first paragraph of his letter to contact the Mayor… here is my cell 801-782-9111, my email is tmileski@pleasantviewcity.com or if you like, I live at 3325 N. 1000 W. and my office is at 877 W. Pleasant View Dr.  I am really easy to get a hold of, if you need to….

In his second paragraph, he mentions the Smith & Edwards interchange and giving it up… From what I have learned, it was the decision of the property owners at the time to De-annex from from the City due to issues regarding the use of their property…  again… Mr. Roberts, please get your facts straight. 
Let me ask the basic question regarding the de-annexation from the City… If you were a business owner, what you do if the City was giving you so much grief you could not conduct business in the City?

This fellow also references in the second paragraph, the 'Natural Stopping Point'.  Sure, however, the only place to access this property is at 600 W., unfortunately, MR. ROBERTS, is not aware of the UDOT document that limits access on 2700 N. therefore, what business is going to allow another business access along their own property and contribute to the cost of the payment and construction?


Again, in paragraph, two… he references it would be a prime location for a Panda Express, Zhangs, GriDeli's… Let me answer that by a few basic comments.  First, if that was the case, don't you think they would have already purchased those properties… and YES, they have all been for sale, and no takers for those uses… why?  because they can't make any money going there.  Second, where is the employment base to support that type of business?

As far as the third paragraph, I guess what other residents think doesn't matter.. for you folks in Fox Hallow… Dale Roberts lives at 1667 W. Pleasant View Dr.  I am a firm believer, if you are going to make a public comment, you had better provide all your contact information and NOT hid behind the 'supposed' autonomy … of a letter without your contact information.

In regards to the fourth paragraph… 'Poor decisions?'  Really… 40% tax increase?  Get your facts straight!

For the fifth paragraph… with limited access and lack of roof tops (aka… customers to spend MONEY..) what do you expect the property owner to do?  Better yet, if you are convinced that your suggestion is the BEST… call me and I will have you meet with the property owner and YOU can BUY it and develop however you like… doubt that will happen…  

Now, to address your sixth paragraph… I will refer you to my 'third' paragraph…  where I address this very issue… again… PLEASE get your facts straight.

I hope this helps the residents understand where this has come from…  Please keep in mind the people have PRIVATE PROPERTY rights and to me, it seems that Citys' try and take those away..  I can say, this issue has been the hardest part of being Mayor that I have had to deal with.

Now… here is the letter from the developers that have an interest in that very corner…  This will be distributed to the City Council at the meeting since it was sent to me for that purpose.
  Keep in mind, this letter references the 'Economic Report' that the City paid ten of thousands of dollars for… I could not attach it to the blog (user issues :))… If you would like it, please email me, referenced above, and I will send it to you.

  1. Thank you mayor for putting this idiots ramblings in proper order! What a way to start a very unprofessional letter...,"stepping over dollars to save pennies...!??" Huh? What is his background, and who does he think he is? Maybe he should be knocking on the doors of FOX MEADOW (not Fox Hollow...where the hell is that?) residents, not skirting around to other residents of Pleasant View who won't be directly affected. What a coward! Let's put a freaking Panda Express or a Zhangs in his backyard, and lower the value of his home by tens of thousands of dollars in one fail swoop. Wonder what his letter would be then? Transient strip mall as a neighbor? Smoke shops and a laundromat? That sounds like a great idea for our city! Wait! Even better a check cashing place! Don't get me wrong, all of these types of businesses are fine, some even supported by my family at times, HOWEVER, when those of us who chose to build here in FOX MEADOW, did so under the impression that we would be sharing our backyards with other single family dwellings. (Patio homes). These are not small, inexpensive homes. We have all worked tirelessly in our homes and yards to beautify and care for our surroundings. We chose to live here because of what we were told, and none of us were EVER told directly by Mr. Humphries that it would be patio homes. Leave him out of this. He developed a beautiful section of homes, which has, and will continue to make Pleasant View more attractive to potential home buyers. At this point who cares who is to blame. We just want it corrected. Seriously! It really seems like so many think that we're all just a bunch of idiots down here scratching our heads wondering what we did wrong. We're all highly educated, financially stable, hardworking families that want to protect the values of our homes. We're also of the mindset that business would be great in Pleasant View, but in different areas where they won't be directly interfering with homes!
