Good morning,
I understand that the land on the Northwest corner of 600 W and 2700 N in Pleasant View is currently zoned for commercial use and that the Council will be voting tonight to decide if it should be changed to residential.
I am not able to make it to the meeting tonight but would like to ask that each of you vote to keep the land zoned for Commercial.
This is prime land for businesses and putting residential homes at this site would be less than ideal for all residents. Looking down the road, we do not want an increase in property taxes that would surely come from changing this to residential land.

Here is my response to the letter….
Dear Melanie,
Thank you for the email.
I am sorry that you were misinformed.
The property is currently zoned residential. The available zone at this time is mixed use east, which allowed for a planned unit development prior to the water problem.
You are also misinformed that your property taxes will GO UP, it if turns into residential. On the contrary, if office space/dental-medical offices/dance studio/construction office were to go in there, it is likely that your property taxes would increase due to the demand on City Services like police calls, plow services (since they would need to figure out a City road there to meet UDOT's requirements... why UDOT you might ask, well, they own the road and determine the access points (limited access actually) and require a City wide road), which means for the limited property tax collected, this could actually COST the City money like other commercial centers around the area (you might be thinking retail - if you are like other residents, we buy online) with that being said what retail store is going to locate on a 55 MPH road with limited access? When they can be out by the Freeway (which we are working on a joint venture with Farr West City) with exposure and more traffic along with a slower speed. Now if a planned unit development with high end patio homes were to be build on the limited access strip (leaving the corner open) the revenue to the City would be double, and since the development would be private, we would maintain nothing, and MAKE money, thus keeping your property taxes down!
